TM30 question, retirement visa, rental house Ok, this likely isn't the best place to post this, but maybe I'll get lucky. I've never had luck with the Facebook thai visa forum. Here's my situation: I need to extend my retirement visa. I just moved into a rental house. I need a new TM30 for my visa extension application. I have the rental contract, the blue house book and the landlord's ID. The visa agent i met with said the blue house book needs to list the landlord as living at that address. But the landlord is registered at their own address. This doesn't make sense to me. Why would a landlord be registered to live at the house they are renting out and not where they live? The landlord is renting out the house for the first time. This is my first time renting a house in Thailand. Thanks for any help. Do i need a new visa agent? 555

The owner is supposed to submit the TM30 when you move in. Just ask for a copy.

Can I report TM30 by myself? My landlord says he only can report first TM30 for me. I am planning to go overseas next week, and I will return th Chiang Mai few days later. I think I have to go to immigration for self TM30 report. Do I just have to bring my house contract and passport? Has anybody have experience of self TM30 report?

Technically your landlord has to do it. But that never happens. You do it yourself. It’s in the back. You go in and get a number. Bring your passport.

Is Airbnb host renting illegally if they don't want to issue a TM30? Hi, I'm planning to get a Thai driving license in Chiang Mai, I already found a school but I'll need a TM30 certificate. As I'm looking for an appointment to spend 3.5 weeks in Chiang Mai, one of the hosts I messaged say they don't issue TM30, they could only do it if I stay over 1 month. Does it mean they're not doing all the required paperwork? I thought they have to issue a TM30 even if I stay for one night.

They are legally obliged to submit a TM30 within 24 hours of you arriving. If they refuse to do that then there's a very good chance that they're not licenced to offer short term accommodation. Just find someone who does.

What u/Skrim says. Just stay a full month because you not only need a TM.30 you need a legit residential address to get your Certificate of Residence which you need for your license.

CM has needed TM30 for extensions for at least the past couple of years. But I'm unclear on what issue you are having? If I don't have one, I just check into some hotel or something for one night and ask them to file it. Then you go to the small office behind Immigration to get the receipt printed.

So TM.30s are submitted each time you check in to a hotel by the hotel. Typically you don’t notice since they just photocopy your passport and do it. Some immigration offices will ask for a TM.30 for an extension, I think I heard the Chiang Mai office is pretty consistent in asking for it but I’ve personally never extended there. You don’t need to collect TM.30 receipts from every place where you stay. You just need one from the place you’re staying when you go to extend.
